Patrick A. Denney, founder and Pres/CEO of eds America, LLC, had a vision of the two combining forces to build a formidable commercial development brokerage team in the Birmingham/Tuscaloosa Metro Areas through the KW Commerical platform. Patrick’s former experience, as the Managing Principal and local founder with global commercial real estate firms, Cresa and Avison Young. These leadership positions have given Patrick the unique insight on how to leverage a true commercial real estate brokerage platform. At one time, Patrick was the only national broker in Birmingham and Alabama between 2002-2010. He contracted with CBRE, JLL, Cushman Wakefield, Colliers and many others to represent them on a local level in Alabama. Since Patrick had the only national platform in Alabama. Through these tenant representation assignments, mainly with Fortune 500 companies, like Merrill Lynch, Nationwide, Morgan Stanley, BAE Systems, SAIC, Lab Corp to name just a few of the strongest brands of companies in the world. And, coupled with his development and governmental projects. Patrick has been involved and led projects that utilized Sales Tax Rebates, Municipal Master Leasing, New Market Tax Credit, Founder of New Start Community Development (CDE), Ad valorem tax abatements, Municipal / County land contribution, Infrastructure cash contribution, multiple grant approval and Federal Ear Mark Appropriations Project (i.e. Vulcan Park Restoration ($3.5 million) and Ruffner Mountain Nature Center ($2 million) to name specific and significant projects.)
The focus of this new alliance will be to develop and penetrate market share in the Birmingham/Tuscaloosa Metro with reach throughout all corners of Alabama and through the KW Commercial national platform leveraging all the KW offices in the country with an emphasis on the verticals of industrial, office, medical, retail and residential/multi-family. Patrick sees the opportunity in working with local, state and federal leaders to develop a concept for industrial recruitment that incorporates affordable housing in the process. Affordable housing is the key to those states that will emerge as a leader in this effort. Alabama could be a key player in leading and developing a combined mega site to large industries that also includes affordable housing as a component of it that can be built and pre-sold or master leased by the State or Industry to offer housing to its employees. To Patrick, this is how Alabama could separate itself from the pack and dominant industrial recruitment at a high level for years to come. Through Keller Williams Alabama and national platforms. The two could create a successful program for other states to implement. Hence, improving the quality of lives for all peoples in these United States.
Key eds America colleagues / partners in this new alliance will be Bart Holmes (formerly with Alabama Power). Bart plays an integral part in eds America Development, LLC’s projects as relates to several aspects but his expertise in utilities sets him apart in the industry and his knowledge is critical to the success of many development projects. Janet Dunaway has been a vital component in every area of eds America’s growth from inception with an emphasis on project performance and financial viability. Newly added team members, Christy and Chris Stewart, will focus on rolling out the residential platform through the alliance with Keller Williams Hoover. Chris Stewart will also play a significant role with eds America Development, LLC’s projects and continued growth in all commercial verticals.
